Finishes
- Foundations and structure: Insulated continuous concrete pads type HA 25/B/IIb and vertical, reinforced concrete columns and pillars, using steel grids BS 400 S.
- Main Frame Work: reinforced, semi rigid concrete beams reinforced with B400 steel work, at 70 cm from axis and 5 cm compression layer.
- Roofing: Treated wooden structure, visible on the inside, 200 x 100 beams, with a semi cemented and bovedilla type brick. Finished with a 4 cm polyurethane panels and mixed old and new arab tyles.
- Walls and enclosures: specially insulated 25 cm blocks throughout the exterior rendered with Portland cement.
- Interior walls and Plastering: Similar as outside using perliescayola insulating plaster. Ceilings will be done with yeso, except for bathrooms, corridor and washing room, which will be made with false ceilings in escayola.
- Plumbing, Drainage and Ventilation: for sanitary fixtures and its paperwork we will use PVC of different diameters. They will all be provided with siphons and accessible grids. Exterior water will be collected adequate roof drains. All exterior floor will have a 1 – 2 % slope to avoid water retentions. A 5 m3 storage tank has been constructed in the basement to avoid flooding. All chimneys and storage areas will have there adequate ventilation, shunts and chimneys.
- Flooring: all interiors except garage area will be finished in gres tyles still to be determined or to be chosen by owner if not yet decided. Outside terraces and porches will use a similar rustic gres. Garage with smooth concrete and stamped concrete design in rest of vehicle areas and ramp.
- Tiling: kitchens, bathrooms and washing room to be tiled at half height with 10 x 10 or 20 x 20 tiles, colourers to be determined. Swimming pool 4 x 4 gresite .
- Stone work and Stairs: main stairs will use crème marble and similar but non slipping on outside. Bathrooms will also have marble worktops. Artificial stone to be used around swimming pool and window ledges.
- Wooden carpentry: Main entrance door will be made of Northern Pine, as well as all interior doors and cupboards. The windows and outside shutters will be made of Fir tree which is more resistant to outdoor weather. All carpentry will be adequately treated and protected.
- Metalwork and Locksmith: the garage door will be made of galvanised steel, and painted. Access door to the house from the garage will be fireproof. There will be a main automatic door at the entrance of the property as well as several verandas where required, for decoration and safety.
- Plumbing: all hot and cold piping will be made according to local standards and regulations and will be insulated. The water reservoir will have an automatic stopcock and overflow pipe, as well as an access for maintenance. The water supply to the house will be provided by a 1.500 litre/ h pressure pump located in the basement
- Sinks, Baths and Toilets: made by DURAVIT , with top qualities accessories, taps, yet to be chosen.
- Electrics, Telephone and T.V: All installations to be done to the highest standard and strict local regulations. Sockets and switches will be NIESSEN or similar still to be chosen. The house will include T.V. and telephone points throughout the house as well as an automatic intercom system to operate the main entrance gate. The entire building will be soundly earthed.
- Heating and Air Conditioning: an modern DAIKIN Heating and cooling Inverter System will be installed. Bedrooms and kitchen will be done with ducted units (and discrete air vents), and the lounge will have a modern floor unit ( 60 x 60 cm ) in white. The system is highly effective, silent and of very low electrical consumption. Additionally, a pre installation to fit radiators will be installed throughout the property in case of choice for additional boiler. The hot water will be supplied via an electrical 200 litre insulated tank.
- Glass in windows: all outdoor window glass panel will be supplied by CLIMALIT, 4 / 12 / 4 air insulated type. Colour to de decided.
- Paint works: all exteriors will have two coats of plastic insulating paint in a colour. Indoors will also have two coats of plastic washable paint in white or colour. Outdoor windows and shutters with 2 coats of treatment and two coats of satin paint in colour to choose. All metal work to be as well adequately treated and painted.
